HOPE GROUP — HOUSING × HEALTHCARE

Housing and healthcare,
brought together.

Bringing hope through nursing and rehabilitation, housing and living environments. From Abeno, Osaka, we support people who have difficulty securing housing with both a place to live and someone watching over them.

Our Purpose

Bringing hope
to everyone.

Creating a world where everyone can live
an ordinary life in their community, with hope.

Healthcare does not end when treatment is over. People want to leave the hospital but have no home to go to. They cannot rent an apartment because they have no guarantor. Landlords hesitate to rent to someone whose health makes living alone a concern. Falling through the gaps in the system, many people give up on an “ordinary life.”

We have spent about ten years in real estate and about ten years in home-visit nursing. Because we know both worlds, we can provide housing and healthcare not separately, but as one.

As a company, making a profit is our responsibility. But we want to build a system in which people in need are supported not by one company alone, but by the whole community. That is the HOPE Group way of thinking.

So people can keep living on their own in the community they know.
01

Be the ones who can protect lives

In real estate, we were present again and again when people living alone died alone. Changing “noticed too late” into “noticed in time” is where everything began.

02

Don’t tie people down; keep earning their choice

Even when we provide housing and healthcare together, the freedom to choose a home-visit nursing provider and care manager belongs to the person. We do not lock people in, and we do not accept referral fees.

03

Reliably support those we can

No overreaching. Within the area our nurses can reach by bicycle, we reliably support the people we are able to support. We grow by depth, not by scale.

Social Issue

Without a home,
neither healthcare nor daily life can begin.

Older people, people with disabilities, people living alone: more and more people find it hard simply to rent a place. Vacant homes are increasing, yet housing does not reach those who need it. This is the gap we work on.

My discharge date is set, but I can’t find a place to go home to.

I have no guarantor, so I can’t pass the guarantee company’s screening.

What if they collapse alone? That’s why landlords won’t rent.

Mimamoru-ie
— Homes with nursing check-ins —

For people who need medical care and have difficulty securing housing. Mimamoru-ie provides rental housing with check-ins by home-visit nurses, while keeping move-in costs down. We aim to be a “last line of defense” that protects a dignified life at home before moving into a care facility.

While refining the concept, we are currently trying it with a small number of people in the areas served by HOPE’s home-visit nursing.

People with nowhere to go after leaving the hospitalPeople without a guarantorPeople who find it hard to pass a rent guarantee company’s screeningPeople worried about their health while living alonePeople who find it hard to cover move-in costs or furniture and appliances
1

Nurses who come inside and notice

As a rule, we visit at least twice a week to check on your health and daily life in your own room. When you go into or leave hospital, we stay in touch with the hospital and your care team so that your life at home is not cut off.

2

Choosing by “Can this person keep living here safely?”

We look beyond preferred conditions alone. Drawing on information from nurses, rehabilitation staff, care managers and others, we choose a home where the person can keep living safely.

3

No one left alone, even without family

Even if someone has no family to rely on, our company serves as their emergency contact. For those who need it, we also offer a contract for procedures after death (posthumous affairs), so there is never a gap in responsibility, right to the end.

4

Easing landlords’ worries too

What landlords fear most is not unpaid rent but a tenant dying alone. Nursing check-ins give peace of mind to those who rent out their homes, too.

Our Model

Two companies,
one approach to housing and healthcare.

HOPE Group keeps the operations (care) and the assets (housing) in separate companies. Housing specialists and healthcare specialists support each person’s life from both sides.

Not tying people down, but continuing to be chosen

The purpose of Mimamoru-ie is not to rent out rooms, to increase the number of home-visit nursing clients, or to lend money. People can choose their own home-visit nursing provider (as long as it can follow our coordination rules for safety). No one should have to give up a needed move simply because they lack money. And good intentions are never an excuse to take the law lightly. Precisely because we want to help, we are building a system that can run properly and last.

Impact

One person’s home
becomes peace of mind for the community.

Mimamoru-ie is an effort to reconnect the concerns not only of residents, but of people in many different roles across the community.

Residents

For residents

Freed from worries about where to go after discharge or not having a guarantor, they can keep living in the community they know.

Owners

For landlords

Nursing check-ins ease worries about tenants dying alone, and vacant rooms and homes can serve society.

Hospitals & Care

For hospitals and care providers

Fewer “social hospitalizations,” where hospital stays drag on because there is nowhere to be discharged to, and a smoother path back to community life.

Community

For the community

Weaving a network of home-visit nursing, the “capillaries of healthcare,” and creating jobs along the way.

Roadmap

Where we’ve been, and where we’re going

Step by step, without overreaching. Here is our history so far and the plans we are currently considering.

2014

Starting out in housing

Master-leased an entire apartment building in Nishinari Ward and faced the realities of housing for people living alone.

2015

Founding a home-visit nursing station

Established HOPE Co., Ltd., providing home-visit nursing and rehabilitation centered on Abeno Ward.

2024

A small trial of Mimamoru-ie

Supported the first move-in, for a client of HOPE’s home-visit nursing.

2025

Rent guarantee registration and Housing Support Corporation designation

HOPE Co., Ltd. was registered by the Minister of Land, Infrastructure, Transport and Tourism as a rent guarantee provider and designated by Osaka Prefecture as a Housing Support Corporation.

2026

Reviewing the model and growing by depth

Setting a principle of not locking people in, and growing steadily from around 10 cases a year within the area our nurses can reach. (Plan)

Next

Working with hospitals and reaching further

Building ties with hospitals, such as joining pre-discharge conferences, and expanding gradually from Osaka City to nearby areas. (Concept)

* “Plan” and “Concept” reflect our current thinking and may change.

Crowdfunding

Support from around the world,
for one room.

We are preparing a crowdfunding campaign so that people not only in Japan but also overseas can support Mimamoru-ie.

We will report how support is used and what we are doing on this page and in activity updates. Details (goal, period and rewards) will be posted here once decided.

After about ten years running a real estate company, I saw the reality of people who could not rent a home because of age or disability, and of people dying alone. In 2015, I founded a home-visit nursing company. While delivering nursing and rehabilitation in the field, I studied social welfare management and earned an MBA, choosing “rental housing with home-visit nursing” as my research theme.

Back when I worked in real estate, I had a mentor who taught me about life. Before passing away, my mentor entrusted me with a craftsman who had no family, saying, “Please look after this person.” I have kept that promise for 20 years. The craftsman, who had nearly lost the will to live, began little by little to look ahead again while living at Mimamoru-ie, and said to me: “I’m glad I’m alive.”

Regret for the people I could not help, and a present in which I finally could — these are joined by a single thread. That is the backbone of Mimamoru-ie.

Licensed real estate broker, certified care worker and support counselor. Completed an MBA at the Graduate School of Management, Ritsumeikan University; now, as a research student, examines the gaps between the housing, healthcare and welfare systems from a practitioner’s side. Being able to speak the language of both housing and healthcare is our greatest strength.
